The several-hectare floor area of the former Közvágóhíd was an important industrial part of the city, but by the end of the twentieth century it had lost its function in all respects and had become an abandoned warehouse area. As part of the City Pearl project, during the rehabilitation of the area, new residential buildings and offices are built, the high energy quality of which is ensured by RAVATHERM XPS.
With the City Pearl development in the ninth district, on Soroksári út, the intention of the participants is that the finished project evokes the former importance of the area by retaining and renovating the emblematic parts.
As one of the important stages of this, the former reception building of the Közvágóhíd area was rebuilt in its original form. For the time being, the residential park’s sales office will be located in the building, which has been reconstructed in accordance with the strict heritage protection regulations.
In the first phase of the significant investment, 341 apartments, 7 offices, 311 parking lots, 356 bicycle racks and 123 storage rooms will be handed over in the spring of 2024. In the second phase, 336 apartments, 10 shops, 298 parking lots, 351 bicycle racks and 124 storage rooms are expected to be completed in 2025.
The apartments built as part of the project must meet the highest energy requirements, so more than 500 m3 of 20 cm thick RAVATHERM XPS 300 SL thermal insulation was built into the inverted layered flat roof.
The development takes into account all the infrastructural needs of the regenerating part of the city, so underground parking spaces will also be built under the buildings for the parking lots, in which a total of nearly 2,000 cars will be able to park once the investment is completed.
The central element of City Pearl will be the emblematic water tower, which has also been preserved and is also undergoing renovation as part of the project. The well-known statues decorating the gates on both sides are also preserved in their original form. In addition, the investment evokes the historical significance of the Közvágóhíd by reconstructing additional building facades.
